  3. Prepare CMA to establish market opinion of value range
  4. Study the competition, current homes on the market, recommend how to beat them.
  5. Review recent sales, what buyers have paid for similar homes - SOLDS
  6. Review homes that did not sell, what buyers will not pay for similar homes
  7. Determine best price range & marketing strategy
  8. Prepare and explain listing agreement and all paperwork required by law.
  9. Discuss preparation of property to help sell quicker - Room by room & Exterior
  10. To help you prepare the home, I offer a Valuable home “Staging” Service using items you have on hand plus props from my own staging collection.   Also provide

  16. Research property assessment records, obtain plot plan and deed.
  17. Alert assistant & office manager of new listing and get input
  18. Take quality photos of property interior and exterior
  19. Enter property correctly in the statewide Multiple Listing Service (MLS)
  20. Have you review MLS sheet on property & get your input.
  21. Put listing in NLS & numerous websites including Realtor.com 
  22. Advertise on Craigslist, Localism & Zillow.com
  23. Create flyers and attractive brochures on property & have seller review.
  24. Place brochure box on property.
  25. Create Virtual Tour for websites
  26. Have you review Virtual Tour for important input
  27. Advertise with picture ad in local newspaper
  28. Advertise in quarterly newsletter sent out to local residents & businesses

  45. Contact you monthly to review the progress of the sale & consider future steps to take
  46. Pre-qualify potential buyers

  48. Negotiate the transaction with cooperating real estate agent or buyer
  49. Prepare the Purchase & Sale agreement and other documents.
  50. Have buyer sign P & S all required documents and receive deposit
